When is a guardrail required?

Under the California Building Code, a guard is required wherever a walking surface sits more than 30 inches above the floor or grade below, measured within 36 inches horizontally of the edge. OSHA sets a separate workplace threshold of 4 feet for general industry. Occupancy and use change which applies.

How high does a guardrail have to be?

In most commercial applications the CBC requires guards at least 42 inches high, with openings sized so a 4-inch sphere can’t pass through. Handrails sit lower, between 34 and 38 inches above the stair nosing. Residential and some industrial occupancies differ.

What does guardrail cost?

It depends on linear footage, material, finish, mounting condition and site access. Galvanized commercial guardrail on a straight run prices differently than a cable-rail feature stair. Send plans or job-site photos and we’ll price the actual scope instead of guessing at a per-foot number.

Do you replace existing guardrail?

Yes. We replace and retrofit rail on commercial, HOA-managed and public properties, including corroded rail, failed mounts, and rail that no longer meets current code.

Do you install the rail you fabricate?

Yes. We field-measure, fabricate in our own shop and install with our own crews. You’re not coordinating a separate installer.

WHAT WE DO

Rail is Division 05 52 00, and it lives at the end of the schedule where mistakes get expensive. We field-measure the real openings, detail the system, fabricate it in our shop and install it with our own crews. That covers guardrail and handrail on commercial buildings, mezzanines, elevated walkways, stairs and roof access, plus the architectural rail on custom homes and winery projects where the steel is meant to be seen. Everything we build is steel above 1/8 inch. We don’t do sheet metal.

Most rail problems aren’t steel problems. They’re dimension problems. A rail package drawn off architectural plans and fabricated before anyone measures the poured stair shows up short, long or out of plumb, and the fix happens on a lift with a grinder while the GC watches the schedule. We field-verify before we cut. Slower on paper, faster in the field.

Guardrails and Handrails for
Central Coast General Contractors

We fabricate and install rail for general contractors across California’s Central Coast: Paso Robles, San Luis Obispo, Atascadero, Templeton, Nipomo, Pismo Beach, Arroyo Grande, Guadalupe, Santa Maria and the wider tri-county area of San Luis Obispo, Santa Barbara and Monterey counties. J&M is CSLB licensed (#1046894, C-51 structural steel and C-60 welding) and DIR registered (#1000391312) for prevailing-wage and public works.

At Atascadero High School, working with Edwards Construction, J&M fabricated roughly 1,400 linear feet of galvanized guardrail and grab rail from raw 20-foot stock. The rail had to be built around the concrete as it was poured, and concrete rarely lands exactly where the plan says it will. We fabricated to real conditions and kept pace with the pour.

Replacement and Retrofit

Rail doesn’t last forever. Coastal air works on galvanizing and paint, mounts loosen, impact bends what it hits, and a code cycle can leave an older building’s rail out of compliance. We replace and retrofit guardrail and handrail on commercial buildings, HOA-managed properties and public facilities. That includes corroded or failed rail, mounts pulling out of concrete, spacing or height that no longer meets current code, and rail damaged by vehicles or equipment.

We measure what’s there, fabricate the replacement and install it. This is work we take on for contractors, property managers and facility owners.

Metal Stairs

We fabricate and install metal stairs under the same scope: commercial egress stairs built to the approved drawings, industrial stairs and ladders for equipment access, and architectural feature stairs where the steel and the rail are part of the finished room. Cable rail, floating treads, custom profiles. Same crew, same process, measured to installed.
